Background Information
Morrow Park, located at 171 Lansdowne St. W, is an important community recreation destination in Peterborough and is home to several recreational amenities and community activities.
The City is undertaking a redevelopment of the Ball Diamond within Morrow Park to create a new Premier Level baseball diamond that will enhance the Parks ability to support baseball, sport programming, tournaments, spectators and community use.
Improvements to the Ball Diamond include tension netting mesh backstop and screens, new dugouts, outfield and line fencing, batting cages, irrigation, accessible aluminum bleachers with a media box, as well as sports field lighting across the ball diamond. The existing asphalt parking lot will also be rejuvenated as part of the project, further improving the overall visitor experience and accessibility of the facility.
The upgraded ball diamond will provide a premier venue for local baseball organizations, athletes, coaches, officials, families, spectators, tournaments, events and other community users. The enhanced facility will increase the City’s recreational capacity at Morrow Park and across City outdoor recreational facilities to host sporting events.
The City is seeking corporate sponsors who recognize the opportunity to establish a strong connection with Morrow Park, its users and the broader Peterborough community.
Ball Diamond Naming Rights
The City is seeking a Naming Rights sponsor for the new Ball Diamond at Morrow Park.
A Naming Rights sponsor would receive the exclusive right to have its corporate or approved brand name incorporated into the name of the ball diamond, subject to City approval of the final agreement.
The Naming Rights opportunity provides a business or corporation with the rights to associate and be profiled within a new premier baseball facility.
The final naming convention, duration of the agreement, physical branding, digital recognition, promotional opportunities and other benefits are subject to negotiation between the City and the successful sponsor.
These opportunities may include physical facility and park branding, signage, entrance and gateway branding, backstop and fence signage, dugout and spectator-area branding, scoreboard recognition, wayfinding, exterior visibility, participant and spectator areas, facility amenities, digital recognition, City website content, recreation and program publications, social media, event communications, opening ceremony recognition, community engagement, on-site activation and other appropriate City communications.
The City will consider proposals that demonstrate an alignment between the prospective sponsor's brand, corporate values, business objectives, and the community audience served by the facility.
Outdoor Digital Sign Operator
The City is seeking an experienced outdoor digital signage operator to establish and operate an outdoor digital display at Morrow Park. The operator would be capable of supplying, installing, operating, maintaining and managing an integrated digital display solution suitable for an outdoor community environment.
The proposed display will feature road-facing digital screen(s) along Lansdowne Street for rotating commercial advertisements, community messaging, event information and other approved content, with an option to build in, an integrated scoreboard facing the new baseball diamond. Advertising audiences will include traffic along Lansdowne Street, and all users of the facilities at Morrow Park, including Miskin Law Community Complex, and a new ball diamond.
The successful proponent will have the capability to deliver and manage an outdoor digital advertising display as the primary component of the opportunity. The proposed solution should provide a high-quality experience for facility users and spectators while allowing the digital advertising component to be independently managed and operated by the successful proponent. Where a scoreboard is proposed, its operations should be accessible to authorized ball diamond user groups.
The City is open to discussing a range of potential commercial models with an operator. It is expected that the capital investment is the proponent's responsibility and that revenues resulting from the advertising displays support the operator's capital costs, operating costs and a revenue share to support the recreational amenities of Morrow Park and the ball diamond. Depending on the proposed structure, responsibilities may include:
- Ongoing operation, maintenance and servicing of the digital advertising display and if included the scoreboard infrastructure;
- Technology, software and content management for digital advertising screens;
- Advertising sales and account management;
- Scheduling and management of advertising content;
- Compliance with City policies, technical requirements and applicable regulations;
- Site planning designs, approvals and permits
- Capital investment, equipment and infrastructure requirements; and
- Revenue-sharing or other mutually beneficial commercial arrangements.
The final scope of responsibilities, equipment specifications, structure and location, display format, scoreboard functionality, advertising screen configuration, operating model, advertising inventory, term and financial arrangement would be subject to negotiation with the City and applicable approvals.
Additional Sponsorship and Profile Opportunities
In addition to the primary Naming Rights and Outdoor Digital Sign opportunities, the City anticipates a range of supporting sponsorship, branding, and digital opportunities associated with the ball diamond and surrounding park.
The specific sponsorship and profile opportunities available to sponsors will be determined by the City based on facility design, operational requirements and City policies.
The City is open to discussing creative and integrated sponsorship opportunities that provide value to both the sponsor and the community.
Process
All Naming Rights and Sponsorship interests will be reviewed and evaluated based on a prospective sponsor's strategic alignment with facility operations, appropriate fit with the community audience visiting Morrow Park, corporate reputation, and overall suitability for the opportunity.
For the Outdoor Digital Sign Operator opportunity, the City will also consider the applicant's demonstrated experience, technical capabilities, proposed operating model, capital investment, maintenance capabilities, advertising sales experience and proposed commercial arrangement.
At the City's sole discretion, the City may contact prospective sponsors to outline next steps.
If aligned, the applicant and the City would enter a phase of discovery to identify details of each party's respective objectives and determine if a proposal should be developed.
During the proposal phase, both parties may negotiate their interests and work toward finalizing a proposal that would be subject to final approval by the City.
Once approved, the mutually agreed-upon proposal would be developed into a legal agreement.
