Notice of Hearing - Committee of Adjustment, January 27, 2026

Notice is Hereby Given that the following applications under Section 45 of the Planning Act, R.S.O., 1990, c.P.13 will be heard by the Committee of Adjustment through a hybrid (electronic and in-person at City Hall) hearing on January 27, 2026 at 6 p.m.

1. A44/25 – 1383 Bobolink Court - DEFERRED 

The applicant is seeking relief from Section 6.18 of the Zoning By-law to increase the maximum permitted lot coverage for a detached accessory residential building from 10% to 13.8% to accommodate a proposed detached Accessory Residential Unit (ARU).

2. A45/25 – 304-306 George Street North

The applicant is seeking relief from Section 18.2(e) of the Zoning By-law to permit two dwelling units in the basement of the existing mixed-use building. This application intends to reclassify the two previously approved Lodging House units (file A02/24) as dwelling units due to a reduction from five to four bedrooms, with no new units proposed.

 3. A46/25 – 810 Technology Drive

The applicant is seeking relief from the following sections of the Zoning By-law to facilitate an ongoing site plan application to build a 25,360.75 square-metres self-storage facility with accessory office and sales areas:

  1. Section 4.2(C)(1) to reduce parking requirement by increasing the ratio for storage area from 1 space required per every 230 square metres to 1 per every 284 square metres
  2. Section 4.6 to reduce the required number of Type A loading spaces from 13 to 8 spaces associated with the self-storage, accessory office and sales uses.

 4. A47/25 – 997 Armour Road

The applicant is seeking relief from Section 6.18 of the Zoning By-law to increase the permitted height for an accessory structure from 4.3 metres to 5.2 metres.
