Notice of Hearing - Committee of Adjustment - June 24, 2025

Notice is hereby given that the following applications under Section 45 of the Planning Act, R.S.O., 1990, c.P.13, will be heard by the Committee of Adjustment through an electronic hearing at 6:00 p.m. on Tuesday, June 24, 2025.

Applications:

1. A22/25 - 615 Water Street

The applicant is seeking relief from Section 9.2(e)(i) of the Zoning By-law to decrease the minimum permitted rear lot line setback from 9 metres to 6.5 metres to accommodate a proposed 15.3 square metre addition to the rear of the existing dwelling.

2. A23/25 - 173 Charlotte Street

This application is the result of a change in scope from the previously approved proposal from 2024 (File A45/24). The applicant is seeking relief from the following sections of the Zoning By-law to facilitate the addition of 3 stories at the rear of the existing building:

a)    Section 18.2(c)(ii) to increase the maximum building floor area ratio, for building containing more than 21 units, from 1.2 to 2.7;

b)    Section 18.2(e) to permit dwelling units and lodging houses on the first storey;

c)    Section 6.37(ii) to reduce the minimum floor area for dwelling units from 56 square metres to 31.5 square metres.

Any person may observe the above hearing electronically.

Additionally, any person may make written or verbal representation either in support of or in opposition to the application.
