Notice of Hearing - Committee of Adjustment - July 22, 2025
Notice is hereby given that the following applications under Sections 45 and 53 of the Planning Act, R.S.O., 1990, c.P.13, will be heard by the Committee of Adjustment through an electronic hearing at 6:00 p.m. on Tuesday, July 22, 2025.
Applications:
1. A24/25 - 1774 Lansdowne Street West
The applicant is seeking a variance to Section 291.2 of the Zoning By-law to add a “Pharmacy” to the list of permitted uses in the SP.261 zoning district.
2. A25/25 - 679 Lundy's Lane
This applicant is seeking relief from the following Sections of the Zoning By-law to facilitate the construction of a detached three-unit rowhouse to the rear of the existing single detached dwelling:
a) Section 7.2(c) to decrease the minimum permitted lot width per dwelling unit from 12.0 metres to 6.0 metres; and,
b) Section 4.3.1(f)(ii) to decrease the minimum permitted drive aisle width from 6.4 metres to 6.0 metres.
3. A27/25 - 328 King Street
The applicant is seeking relief from Section 9.2(b) of the Zoning By-law to reduce the minimum lot area per dwelling unit from 230 to 97.6 square metres to legalize the existing dwellings.
4. A28/25 - 721 Frank Street
This applicant is seeking relief from the following Sections of the Zoning By-law to facilitate the construction of a 4-unit rowhouse:
a) Section 7.2(b) to decrease the minimum lot area per dwelling unit from 370 square metres to 231.9 square metres;
b) Section 7.2(c) to decrease the minimum lot width per dwelling unit from 12 metres to 5.0 metres; and,
c) Section 7.2(h) to decrease the minimum permitted floor area per dwelling unit from 70 square metres to 54.5 square metres.
5. A29/25 - 645 Lansdowne Street West
The applicant is seeking a variance to Section 118.2 of the Zoning By-law to add a “College” to the list of permitted uses in the SP.94 zoning district.
6. B03/25 - 90 Hunter Street East
The applicant is seeking consent to sever the easterly portion of the subject property with a frontage of 26.31 metres on Hunter Street East and 57.60 metres on Mark Street. The severance will result in a lot approximately 1515.79 square metres in size which would contain the existing church and a new addition.
The proposed retained lot would have 43 metres of frontage on Hunter Street East and have an area of 3352.29 square metres. The retained lands would support a new mixed-use development which is currently subject to a Zoning By-law Amendment application.
