Alternative Construction Methods

Innovative Construction Projects

The City of Peterborough has seen some exciting building permit projects incorporating alternative construction methods. Below are highlights of these innovative projects, which include both fully engineered products and unique Alternative Solutions.

Modular Construction

One notable modular dwelling construction project took place west of downtown, within the City's Heritage Conservation District. This project, led by an applicant on behalf of the Canadian Mental Health Association, introduced a detached Additional Residential Unit (ARU) in the property's rear yard.

The project successfully adhered to zoning regulations, heritage preservation guidelines, and Ontario Building Code requirements. Upon issuance of the building permit, the modular unit was installed with minimal on-site work required, allowing for quick occupancy. This efficient process showcases the potential of modular construction in addressing housing needs while maintaining regulatory compliance.

Applicant and Installer: Metrosuite

Permit issued: March 2023

Thank you to Jacob Sofer, Founder and CEO of Metrosuite, for providing the photos and video of the installation of the detached dwelling.

Innovative Construction Methods at The Canadian Canoe Museum

The Canadian Canoe Museum’s new purpose-built facility showcases a harmonious blend of craftsmanship, sustainability, and architectural innovation—principles that are highly applicable to mid- and high-rise construction. Designed by Unity Design Studio, the museum demonstrates how responsible design can serve both community and climate.

Key Transferable Elements for Residential Development:

  • Mass Timber Construction: Emphasizing renewable materials and reducing embodied carbon, mass timber provides a scalable, sustainable solution for structural systems in taller buildings.

  • Corten Steel Siding & Long-Life Steel Roofing: Durable, low-maintenance materials that enhance both longevity and visual impact—ideal for dense urban environments.

  • Polished Concrete Flooring: Offers thermal mass benefits, durability, and low VOCs, supporting both sustainability and interior comfort.

  • Class “A” Environmental Control Systems: Precision environmental management, originally for artifact preservation, sets a high standard for indoor air quality and climate resilience in commercial or residential towers.

  • Permeable Paving & Stormwater Management: Integrated low-impact development (LID) techniques reduce runoff and support urban sustainability—crucial for large-scale developments.

  • Community-Integrated Design: With spaces like the Artisan Studio and lakeside Gathering Space, the museum exemplifies how architecture can foster education, engagement, and wellness.

By drawing inspiration from canoe craftsmanship and environmental stewardship, The Canadian Canoe Museum redefines how cultural architecture can inform the future of high-performance building design.
