Swimming Pools

If you are planning to install a swimming pool, you will need to provide the following:

  • A completed application
  • The municipal address of the property
  • Cost of construction for the pool and fence enclosure
  • $262.00 application fee
  • Name, address and phone numbers for the owner, pool contractor and fence installer

Plans required

Plans need to be included in your application to show what you are building and where you are building it. These include:

  • Two complete site and fence plans along with one copy of your existing location survey
  • A pool site/grading and drainage plan prepared by an engineer, if constructed in a Registered Plan of Subdivision
  • A completed Authorization to Act as Agent form if applying for a permit on behalf of the owner

If you can, provide a copy of your location survey plan to use as a base to prepare your site plan. If you do not have a copy of your location survey, you will need to prepare a sketch showing the lot and existing building footprint. You may still be required to provide a location survey to comply with the Swimming Pool By-law.

The site plan must show:

  • All existing buildings
  • The size and area of the pool
  • Setbacks from all lot lines and the fencing enclosure to the swimming pool
  • Location of all gates, hydro and gas meters (fuel oil fill pipe, if applicable)
  • Any retaining walls
  • Driveways
  • Streets
  • A north arrow
  • Type and height of the fence and gates
  • Grades and drainage arrows showing how the surface drainage is being directed so grading complies with the subdivision agreements

If you are building a deck under the same permit, you will need to include that information in your application and refer to our Residential Deck Guide.

If you are not familiar with constructions details, you may need your contractor to prepare the plan and file the application on your behalf or hire a designer that's registered or qualified under the requirements of the Ontario Building Code.
