Take Notice that the City of Peterborough has received the following applications, and pursuant to Sections 17 and 34 of the Planning Act, R.S.O., 1990, c.P.13, the General Committee will hold a public meeting electronically, through the City’s website, at 6 p.m. on Monday, July 6, 2020:

1. Files: O1902 and Z1909
Affected Lands: 1176 and 1182 Armour Road

The applicant proposes to amend the Official Plan and Zoning of the westerly portion of the lands to facilitate the use of the lands for high density, multi-unit residential development with a maximum of up to 76 units and a maximum building height of 7 storeys with surface parking and landscaping. The application proposes to amend the designation of the lands in the Official Plan from Commercial to High Density Residential, and to amend the zoning of the westerly developable portion of the property to a modified version of the R.5 – Residential District with site specific regulations related to the density, setbacks, building height, lot coverage for parking, driveway and vehicle movement areas, and minimum parking space requirements. The application also proposes to amend the Zoning of the easterly portion of the property (environmental protection buffer) along Thompson Creek to OS.1 – Open Space 1.

The applicant proposes to add an exception to the Zoning By-law to allow a ‘Group Home’ as a permitted use on the subject property and to allow a dwelling unit (group home) to be located in any portion of the building, rather than just in the second storey or above. The Applicant is proposing to operate a group home within the existing building on the property for up to 10 residents plus supervisory staff, office space, and training facilities. The existing building is currently being used as the John Howard Society’s Peterborough office.
