Take Notice that the City of Peterborough has received the following application, and pursuant to Section 34 of the Planning Act, R.S.O., 1990, c.P.13, the City of Peterborough General Committee will hold a Public Meeting in the Council Chambers, City Hall at 6:00 p.m., Monday, April 3, 2023.
Applications:

Affected Lands: 191-195 London Street
Owner/Applicant: Leanne Howat

The applicant proposes to amend the Zoning of the subject lands from R.1, R.2, R.3, R.4 – Residential District to a modified R.4 – Residential District to facilitate an addition onto the existing building that will accommodate three additional dwelling units, for a total of 6 dwelling units. Exceptions the R.4 zoning district are proposed to recognize deficiencies in minimum lot area per dwelling unit, minimum lot width per dwelling unit, minimum building setback from a side lot line, maximum building coverage, the minimum number of parking spaces per unit and the distance between a parking space to a window of a habitable room.

Exceptions to the R.2 zoning district are proposed to recognize existing deficiencies to the minimum lot depth and minimum building setback from a rear lot line.

The applicant proposes to amend the Zoning of the subject lands from C.5 – Commercial District to a modified SP.241 – Commercial District to facilitate the use of the existing building for clinic, office and dwelling units. The applicant proposed to convert the main floor to a dwelling unit. Exceptions to the SP.241 zoning district are proposed to recognize existing deficiencies to the minimum lot coverage of landscaped open space and the minimum width of a parking access aisle.

Affected Lands: 539 George Street North
Applicant: ZZY Property Group Inc.
Agent: Laura Stone, One Community Planning Inc.
The applicant proposes to amend the Official Plan by including a special policy to permit a residential density of 397 dwelling units per hectare and amend the Zoning of the subject lands from C.6 – Commercial District to a modified C.6 – Commercial District to facilitate the development of a mixed-use building consisting of 95 dwelling units and ground floor commercial units. Exceptions to the C.6 zoning district are proposed to implement site-specific standards including increased maximum building coverage and maximum floor area ratio; implement a required landscaped open space between the building to the south and any parking area; and decreased parking access aisle width and parking space size for standard and accessible parking spaces.
