Take Notice that the City of Peterborough has received the following applications under Sections 17 and 34 of the Planning Act, R.S.O., 1990, c.P.13. On October 23, 2020, the applicants appealed Council’s Non-Decision of these applications to the Ontario Land Tribunals – Local Planning Appeal Tribunal (LPAT) and are awaiting a Hearing Date.

The City of Peterborough General Committee will hold a public information meeting electronically through the City’s website at 6 p.m. on Monday, February 1, 2021, to review a Background Report and to hear the comments from the public regarding these proposed amendments and consider the City’s level of participation in the upcoming LPAT Hearing.

1. Files: O1903 and Z1912
Affected Lands: 1737 Sherbrooke Street
Applicants: 1494282 Ontario Inc.

The applicant is seeking an amendment to the Official Plan designation and Zoning By-law district affecting the lands to facilitate a medium density, multi-unit residential development, supporting a maximum of 45 units (41-unit apartment building and 4-unit row housing) with a maximum height of 3 storeys and associated parking and landscaping. The applicant has requested that Schedule E – Residential Density of the Official Plan be amended to Medium-Density Residential and that the site be Zoned to a Special Residential District with site specific regulations to accommodate the proposed development.

Affected Lands: 1597, 1607, 1619 and 1633 Lansdowne Street West
Applicant: 1494282 Ontario Inc.
Agent: Kevin Duguay, KMD Community Planning and Consulting Inc.

The applicant is seeking an amendment to the Official Plan designation and Zoning By-law district to allow a high density, multi-unit residential development, supporting up to 118 units (proposed Building A: 59 units; Building B: 59 units) with a combination of underground and surface parking and landscaping. The applicant has requested that Schedule A – Land Use, be changed from Commercial to Residential; Schedule ‘I’ – Commercial Area delete the Service Commercial designation of the lands; Schedule E – Residential Density add High Density Residential to the subject lands; Figure 1 – Commercial Structure, be amended by deleting the Commercial designation of the lands; and to amend Section 4.2.4 (Policies for Specific Residential Properties) to facilitate a residential density of up to 118 units per hectare. The application further proposes to amend the Zoning to a Special Residential District to permit a multi-unit residential development with a maximum height of 6 storeys and other site-specific regulations.
