Notice of Committee of Adjustment Hearing - August 10, 2021

NOTICE IS HEREBY GIVEN that the following applications under Section 45 and Section 53 of the Planning Act, R.S.O., 1990, c.P.13 will be heard by the Committee of Adjustment through an electronic hearing on Tuesday, August 10, 2021 at 6:00 p.m.

1. B05/21 – 274 Dalhousie Street (Residential)Map showing location of proposed developments

The applicant is seeking consent to sever along the common party wall of the existing building, having one dwelling unit on each lot as a result.

2. A35/21 – 362 George Street North (Mixed Use)

The applicant is seeking a variance from section 18.2 (e) of the Zoning By-law to allow two ground floor residential units located at the rear of the existing building. A05/21 previously allowed one ground floor unit in this exact location and this proposed variance will split it into two units.

3. A36/21 – 1079 St. Paul’s Street (Residential)

The applicant is seeking the following variances from the Zoning By-law to facilitate a two-storey addition at the subject property in place of the existing carport and storage areas.

a) Section 7.1 (e)(i) to reduce the minimum building setback from the south side lot line from 1.2 metres to 0.61 metres measuring 6 metres from the front face of the dwelling; and

b) Section 7.1 (e)(ii) to reduce the minimum building setback from the rear lot line from 7.6 metres to 5.34 metres

4. A37/21 – 2556 Denure Drive (Residential)

The applicant is requesting a variance from section 7.2(e)(ii) of the Zoning By-law to reduce the minimum building setback from the rear lot line from 7.6 metres to 5.41 metres to facilitate the construction an unheated sunroom measuring 16.16 square metres.
