Notice of Committee of Adjustment Hearing - August 27, 2024

NOTICE IS HEREBY GIVEN that the following applications under Section(s) 45 and 53 of the Planning Act, R.S.O., 1990, c.P.13 will be heard by the Committee of Adjustment through an electronic hearing on August 27, 2024 at 6:00 p.m.Map showing location of proposed developments

1. B04/24 – 1509 Sherbrooke Street 

The applicant is seeking consent to sever approximately 3.5 acres of land from the subject property, to be consolidated with two City-owned parcels of land at 1529 and 1533 Sherbrooke Street. The severed lands, together with the two Sherbrooke Street fronting parcels will support a future residential development that has been approved by Council (File No. Z2403). The applicant is also requesting that an easement be granted in favour of the retained (Church lands) over a portion of the severed lands leading to Lynnhaven Road for purposes of pedestrian access and future servicing.

2. A23/24 – 770 Aylmer Street North 

The applicant is seeking relief from Section 6.11(a) of the Zoning By-Law to reduce the required streetline setback from 6.0 metres to 3.5 metres to facilitate the construction of a covered front porch. 

3. A24/24 – 166 Hunter Street East 

The applicant is seeking relief from Section 8.2(j) of the Zoning By-law to increase the maximum permitted parking area coverage from 20% to 29.4% to facilitate the development of a proposed two and a half storey semi-detached dwelling with four accessory residential units.  

4. A25/24 – 648 Bethune Street  

The applicant is seeking relief from Section 6.18 of the Zoning By-law to increase the maximum permitted lot coverage for an accessory structure from 10% to 14.5% to accommodate the construction of a proposed residential accessory building containing an accessory residential unit.  

5. A26/24 – 360 Summerhill Drive  

The applicant is seeking relief from Section 6.7 of the Zoning By-law to decrease the minimum permitted setback from the centerline of Chemong Road from 24.4 metres to 18.98 metres to accommodate the construction of a detached garage.  

6. A27/24 – 640 Downie Street 

The applicant is seeking relief from the following sections of the Zoning By-law to facilitate the construction of a detached garage that will be accessible from Edinburgh Street: 
a) Section 6.11(a) to reduce the minimum building setback from the Edinburgh Street Streelinefrom 6 metres to 2.5 metres; and 
b) Section 6.18 to increase the maximum coverage of a residential accessory buildings from 10% to 11%.  

7. A28/24 – 1207 Kenneth Avenue 

The applicant is seeking relief from Section 6.10(13) of the Zoning By-law to reduce the required building setback from the High Street streetline from 16 metres to 12.19 metres to facilitate the construction of a detached garage to the rear of the existing dwelling. 

8. A29/24 – 536 Garbutt Terrace 

The applicant is seeking relief from Section 303.3(k) of the Zoning By-law to increase the maximum permitted driveway width from 4.5 metres to 5.4 metres to accommodate the parking requirements necessary for an accessory residential unit to be established. 

9. A30/24 – 1837 Lansdowne Street West 

The applicant is seeking a variance to Section 127.2 of the Zoning By-law to add a “Pet Grooming Shop” to the list of permitted uses in the SP.97 zoning district.
