Take Notice that the City of Peterborough has received the following application and pursuant to Section 34 of the Planning Act, R.S.O., 1990, c.P.13: the General Committee will hold a public meeting in the Council Chambers, City Hall at 6:00 p.m. on Monday, April 1, 2019:

Affected Lands: 145 Langton Street
Applicant: OMNI Healthcare (Peterborough) GP Ltd.

The applicant proposes to amend the SP. 313 – Special Residential District to include a ‘Nursing Home’ (Long Term Care Home) as a permitted use, and to limit the current permitted medium density residential use to a maximum of 35 dwelling units. The amendment also proposes site specific regulations, including a maximum height of 3 storeys for the proposed nursing home and minimum building setbacks of 4 metres from side and rear lot lines for the proposed residential dwelling units.

The applicant proposes to amend the zoning of the easterly portion of the two existing lots known as 423 and 427 Mark Street from PS.2 – Public Service District to the R.1- Residential District to recognize the existing use of the lands for single unit dwellings and to facilitate the future severance of the lands having the effect of consolidating the rear 29 metres (95 feet) of the residential lots with the lands known as 90 Hunter Street East (Mark Street United Church). The application also proposes to modify the regulations of the PS.2 Zoning insofar as it would reflect the existing width of the landscaped strip.

The applicant proposes to amend the zoning of the property from R.1 to R.2 – Residential, to permit the existing use of the lands and facilitate a future severance of the semi-detached dwelling, in accordance with the R.2 – Residential District regulations.

The applicant proposes to amend the zoning of the lands from the C.5 – Commercial District to the C.6 – Commercial District to permit a broad range of uses, consistent with the Commercial Core Area policies of the Central Area in the City’s Official Plan. The applicant proposes to retain the existing buildings in the current location.
